1. Guaranteed Sale-I guarantee to get your home under contract within 87 days or I’ll sell it for FREE. If we go beyond 87 days here’s the catch. Normally, I charge a 6% commission. In order to maintain demand for your home after the 87th day you should continue to offer a buyer agent commission. I recommend 3% as a commission to a buyer agent. If I sell it, I get the 3% and if another buyer agent sells it, they get 3% and I get nothing.

2. Satisfaction Guarantee-If you’re not satisfied with my performance as your listing agent, fire me. All I ask is that you tell me of any concerns you have so that I can address them. If it’s not fixed to your satisfaction within 24 hours then I’ll withdraw the listing with no penalty.

3. Guaranteed Written Offer-I have a group of real estate investors who buy houses on a daily basis. If you want a written offer within 24 hours, just ask and I will deliver the written offer to you.  Investors either rent or resell properties for a profit so these offers are usually lower that what the open market can bring you.  However, this will give you a powerful option and guarantee as part of my service to you.

There are four other strategies that I use to help sell homes and make the process smoother.

1. Home Staging Consultation-It’s a proven fact that staged homes sell for 6% higher in price and sell twice as fast. I will hire a professional home stager to walk through your home and make recommendations for preparing your home for sale so that it’s appealing to the greatest number of buyers in the marketplace.

2. Virtual Tour-I will photograph your home using high-end Nikon digital photography equipment. I will include up to 32 pictures in your listing as well as 360 degree virtual scenes showcasing your home’s best features. In addition, I will prepare a 5-10 page full color, property brochure listing pictures and additional details for buyers to take home after the showing.

3. Showing Feedback-Communication with Sellers is one of the biggest complaints of homeowners with expired listings. I’ve invested in a showing feedback email system that solicits feedback from buyer agents as soon as they show a property. Once the buyer agent responds you get the feedback as soon as I do.

4. Team Concept-I have a team of 3 buyer agents, a marketing director, and a client coordinator. You get 5 agents working for you instead of one. My marketing director manages over 20 websites across the web that generate over 300 buyer inquiries per month for our Seller clients. My client coordinator works 20 hours per week calling all of the new inquiries and following up with all of our clients too.
